This place is a vacationer’s heaven! You won’t need a car at all. You can walk to almost anything in town. The famous 5th Avenue is just 2 blocks up, even conveniences like Walmart is within walking distance if needed.

Plus, there are also so many things to see and do around Playa del Carmen -- everything from the beach & water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Tulum or Cancun, and so much more!

Guest Access
You’ll have exclusive access to the penthouse’s 2-bedroom space plus the separate studio suite, both balconies, and the private rooftop terrace that’s only for you and your group during your stay. You can also enjoy the complex amenities, including the outdoor pool w/ swim up bar and sun lounge areas, and underground parking.

Interaction
You can check in at the front desk where you’ll present an ID and complete the registration process. Guests will be requested to sign a Rental Agreement regarding adherence to rules & regulations of the complex and the property.

Once at the door of the condo, you'll enter the access code to retrieve the keys from the lockbox. We’ll provide the code to you 24 hours before arrival.

You’ll have complete privacy during your stay, but we’re available 7 days a week should you need anything - just send us a message via the booking platform you used to make your reservation

This condo has 3 comfortably furnished rooms and 3 full bathrooms distributed as such: 2-bedroom apartment with 2 bathrooms and a separate studio suite (w/ separate entrance) that features a king-sized bed, private ocean view balcony, living area & kitchenette & full bathroom. The entire penthouse as rented can accommodate 8 people.

-Wi-fi and cable TV, bed linens, and towels provided free for all guests during your stay.

-As a precautionary step to avoid contamination and spread of Covid-19, the elevators and the fitness center (a.k.a areas with high risks of infection) in the condominium might be temporarily suspended.

-Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

-There's no washer or dryer on the property. However, there are laundry pick-up/drop-off services (the closest is the one on 1st between 24 and 26) where you can drop off your clothes and pick them up a few hours to a day later cleaned and folded. It is extremely convenient and inexpensive.

-Please make sure you return your wristbands + digital key cards when you check out . A penalty of 10 usd per missing bracelet and key card will apply otherwise.

-Guests will be requested to sign a Rental Agreement upon booking confirmation.

- Security Deposit : A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and released 5 business days after check-out, provided all terms are met.

We provide a few essentials to make you feel more at home when you arrive: drinking water, soap, shampoo, and toilet paper. Please note that these will not be refilled during your stay. You can pick up any item you need at the nearby convenience store or Walmart is very close by too.

Important to note: this area experiences some noise at times being that it’s close to downtown and to some bars and nightclubs, but inside with doors/windows shut quiets the noise so it’s not as bad.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters will be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture
- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
